Diprediksi, jumlah penduduk di IKN pada 2045 akan mencapai 2 juta jiwa.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Menurut Peneliti dan Analis Properti Torushon Simanungkalit,\u00a0jumlah tersebut merupakan prospek sekaligus peluang bagi industri properti secara umum dan perumahan secara khusus. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Kebutuhan rumah akan mengalami pertambahan dari 83.750 unit pada tahun 2024 menjadi 435.250 unit pada 2045, dengan angka\u00a0rata-rata 21.000 unit hingga 22.000 unit per tahun. Jumlah kebutuhan tersebut bakal menciptakan kapitalisasi bisnis perumahan dengan angka menembus Rp12 triliun per tahun. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cPrediksi kebutuhan rumah baru di IKN akibat pertambahan penduduk pada 2024 sebanyak 83.750 unit. Kebutuhan ini berdasarkan proyeksi jumlah penduduk tahun 2024 yang mencapai 488.409 jiwa,\u201d ujar Torushon pada\u00a0Seminar Nasional bertajuk \u201cPeluang Bisnis Properti di Nusantara, Ibu Kota Negara Berstandar Dunia\u201d, di Ciputra Artpreneur, Ciputra World Jakarta, Jumat (3\/11\/2023). <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Selain hunian, juga terbuka peluang pasar perkantoraan. Torushon memprediksi, hingga 2045 kebutuhan ruang perkantoran mencapai 2,94 juta meter persegi. \u201cIni belum termasuk perusahaan asuransi, BUMN, dan perbankan, diproyeksikan permintaan ruang kantor di IKN pada 2045 bisa mencapai 5 juta meter persegi,\u201d katanya. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Peluang investasi juga masih cukup besar untuk produk properti lainnya seperti pusat perbelanjaan modern dan hotel. Hingga 2045 diproyeksikan akan membutuhkan 19 unit mal atau pusat perbelanjaan dalam bentuk supermarket, department store, pertokoan. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cKebutuhan hotel di IKN bisa mencapai sebanyak 68 unit. Tentu saja secara bertahap, seiring perpindahan penduduk,\u201d ucap Torushon. Terkait dengan tanah, ia melihat terjadi lonjakan harga sejak 2019-2022, dari sebelumnya Rp50 juta per hektar menjadi Rp250 juta hingga Rp500 juta per hektar. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Nilai tanah tersebut umumnya terjadi di lokasi kurang strategis. Sementara itu, tanah yang berada di lokasi strategis seperti pinggir jalan mencatat kenaikan lebih besar dan cepat. Pada awal tahun 2022 sebesar Rp2,5 miliar per hektar atau Rp250.000 per meter persegi.
