PPN DTP ini hanya berlaku bagi pembelian unit hunian baru dan tidak berlaku bagi pembelian hunian bekas. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ketentuan tersebut diatur dalam Peraturan Menteri Keuangan (PMK) Nomor 120 Tahun 2023 Tentang Pajak Pertambahan Nilai Atas Penyerahan Rumah Tapak Dan Satuan Rumah Susun Yang Ditanggung Pemerintah Tahun Anggaran 2023. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Dalam pasal 4 ayat 2 disebutkan rumah tapak atau satuan rumah susun yang berhak mendapatkan PPN DTP merupakan rumah baru. Selain itu, rumah tersebut telah mendapatkan kode identitas rumah. Kode identitas rumah merupakan kode yang disediakan melalui aplikasi di Kementerian Pekerjaan Umum dan Perumahan Rakyat (PUPR) atau Badan Pengelola Tabungan Perumahan Rakyat (BP Tapera). <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Rumah yang mendapatkan diskon PPN juga merupakan rumah yang pertama kali diserahkan oleh pengembang dan belum pernah dilakukan pemindahtanganan. Seperti diketahui, PPN DTP bisa dinikmati ketika masyarakat membeli rumah dengan maksimal harga Rp5 miliar. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Meskipun demikian, pemerintah hanya menanggung PPN atas Rp2 miliar pertama. Lebih lanjut, dalam pasal 7 PMK tersebut menjelaskan PPN DTP yang diberikan terbagi atas dua periode. Jika penyerahan rumah berlangsung pada periode 1 November 2023 hingga 30 Juni 2024, PNN 100% ditanggung pemerintah. Jika masyarakat membeli rumah dalam periode 1 Juli 2024 sampai 31 Desember 2024, besar PPN yang ditanggung pemerintah hanya 50%.
